GOLDEN VISA
Greece Golden Visa program is a transparent and guaranteed pathway to European residency via direct investment into Greek company or by real estate acquisition.
Third-country nationals can obtain golden visa in Greece by investment of EUR 250.000 through acquisition of shares in a capital increase or acquisition of bonds of a Greek registered technoligy focused company. It is obligatory to create at least 2 new job positions within the first year following the investment and maintain the same number of jobs for a minimum of 5 years.
Initially the residence permit is issued for 1 year, renewable for 2 years afterwards each time, provided that the conditions continue to be met.
You will be granted with a renewable 5-year residence permit upon qualifying real estate investment:

EUR 800.000 in a single property with minimum surface area of 120 sq.m. in Attica Region (Athens/Piraeus and all surrounding areas), Thessaloniki, Central Macedonia, Mykonos, Santorini and the islands with population of more than 3100 residents;

EUR 400.000 in a single property with minimum surface area of 120 sq.m. in the rest of Greece;

EUR 250.000 for restoration of listed property or conversion of commercial property into residential.
Applicant may acquire the property in his own name or in the name of his company, established in Greece or other EU country.
There are no restrictions on use of the qualifying property, which means that the applicant can rent it out.
The applicant can bring his family members:

spouse and children aged upto 21;

parents and spouse's parents.
Employment of any type is prohibited under this golden visa in Greece. However, the applicant may be shareholder or CEO in his company.
Your pathway to residence permit by investment in Greece consists of the following steps:

The Investor selects a property and our UB Lawyers conducts a due diligence to ascertain that no encumbrance is registered against it. We have a vast network of agents who can assist the Investor on finding a suitable property if needed.

At the same time, the Investor provides us with a power of attorney (with apostille or consular authorization) empowering our associates to issue the Greek TIN and undertake the procedure in Greece.

At this point, usually a prepayment is made by virtue of a notarial precontract.

The seller provides the required documents to the notary, who will undertake the notarial deed.

The Investor settles the property tax, notarial fees and land registration fees. After the Deed of Sale is signed, the Investor transfers the full price of the property.

The Investor and their family members visit Greece for biometric data submission.

Once the permit is issued, it is collected by our associates and it is dispatched it to the Investor.

OTHER RESIDENCY PERMITS IN GREECE
Digital nomad visa
Remote workers, either dependent or self-employed, are eligible to obtain digital nomad visa in Greece provided that they have sufficient resources to maintain themselves in Greece in the amount of EUR 3.500 per month or above.
If the applicant’s resources derive from dependent employment or independent provision of services, the above minimum amount refers to the net income, after payment of the required taxes in the country where the employment or services are provided.
The above amount is increased by twenty percent (20%) for the spouse or cohabitant and by fifteen percent (15%) for each child included in the application.
Digital nomad visa holders have no employment or business rights in Greece.
Residence permit for digital nomad is issued for 2 years and there is a minimum stay requirement of 183 days per calendar year.
Wealthy expat visa
Wealthy expat or Financially Indepenent Individual Visa in Greece is a 3-year renewable residence permit to Non-EU citizens having adequate resources at a level of steady annual income for the coverage of their living expenses in Greece in the amount of EUR 3.500 per month or above. This threshold is increased by 20%, if the spouse is included in the application, and 15% for each child included in the application same as for digital nomad visa applicants.
This type of residence permit in Greece does not allow the applicants to access to the labour market.
There is a minimum stay requirement of 183 days per calendar year in Greece in order for the permit to be renewed.
